Developing & Implementing Online Property Maintenance System

Evaluated various property maintenance software packages and provided a report to the client including a recommendation. Worked with the selected platform provider (WorxHubTM by DudeSolutions, Inc.) to implement software including: selecting the required sub-platforms needed by the client, organizing and inputting all required data in the platforms format, using internal programming to develop various mobile-enabled inspection tools (annual, move-in / out, etc.), provide training to client volunteer staff and client members, and continually update the inputs to the program as needed.

Parging & Concrete Repair Management

Parging & Concrete Repair Management

Viking is in the midst of this project and so far has developed, in conjunction with the co-op, a scope of work to repair damaged parging around the site using foam board insulation and concrete board, and a method to install concrete board at entrance ways / landings to prevent rodent / insect infestations. Finalization of the scope of work and meeting with required on-site visit with contractors to review the detailed scope of work. In the near future we will compile all the bids for the co-op board for contractor selection and then manage the installation and repairs noted above.

Bathroom Renovation Quality Assurance / Quality Control & Defect Repair

Bathroom Renovation Quality Assurance / Quality Control & Defect Repair

Developed questionnaire for members (tenants / owners) about the quality of eight recent bathroom renovations. Compiled the results of the questionnaire into a report and scheduled the contractor to complete any defects identified, including facilitating civil discussion between the board of directors, members and the contractor. Completed final inspection of defect repairs to ensure they met quality standards.

Unit Clean-up, Foundation Repair and Renovation

Unit Clean-up, Foundation Repair and Renovation

Supervised contractor cleanup of feces / urine infested unit interior and exterior, developed scope of work for joist and beam repair with engineering firm to meet the Alberta Building Code that met the client’s budget, develop scope of work for unit renovation, and manage the selected contractor to complete all foundation and renovation work. Completed final inspection report for the client.

Worked with the client's board of directors, the Co-operative Housing Federation of Canada (CHF) and an engineering firm to complete a Building Condition Assessment of the client’s 12 duplexes (24 units). The project involved coordinating contractor selection, organizing a site visit to 9/12 duplexes, responding to any questions about previous maintenance for engineers including procuring documents. Also, completing a review of the BCA to ensure it met the standards of both the CHF and the CMHC Agency for Co-operative Housing so it could be used to further develop a long-term Asset Management Plan and related budget.

Co-ordinated emergency renovation services after a toilet flood-damaged two floors and the basement including directing coordination with the client and insurance company, cleanup and damaged material removal / disposal. Developed scope of work with the construction firm associated with the renovation firm so that reconstruction would meet the client’s unit “standards”, provided monthly quality and budget reports to the insurance company and client, and completed final QA / QC report for the insurance company and client.
